Foundation repair for a fast-growing Cibolo

Cibolo has grown quickly along the corridor between Schertz and Seguin, and much of that growth is newer slab-on-grade housing built on ground that holds a lot of expansive clay. New construction is not immune to foundation movement here. In fact, the first few years after a home is built are often when the surrounding soil goes through its biggest moisture swings as landscaping matures and drainage settles into place.

Whether your Cibolo home is a decade-old build or a recent one, the pattern is the same: hot summers pull moisture out of the clay and it shrinks, storms pour it back in and it swells, and the slab flexes with it. We start with a foundation inspection to measure elevations across the slab, then match the fix to what we find, from slab foundation repair to drainage correction.

What Cibolo's newer housing stock means

In closely spaced Cibolo subdivisions, lots are graded to shed water toward the street, but downspouts, patios, and flower beds often redirect that water back against the slab. When one corner of a home stays wet from a poorly aimed downspout while the rest dries out in July, that corner rides higher and cracks show up in the drywall above it. Simple drainage correction frequently resolves the cause before the movement gets serious.

Cibolo also has pockets of older homes and pier-and-beam structures. For those, we check the crawl space and offer pier and beam leveling where piers have settled. Catching movement early, while it still shows up as hairline cracks rather than separated brick, keeps the repair smaller and less disruptive.

Frequently asked questions

My Cibolo home is only a few years old. Can it already need foundation work?

Yes. Newer slabs still ride expansive clay, and the first several years after construction often bring the largest moisture swings as landscaping and grading settle. Early cracks are worth an inspection even on a recent build.

Do the tight subdivision lots in Cibolo cause drainage problems?

They can. When homes sit close together, downspouts and patios often push water back toward the slab instead of away from it. Correcting where water lands is frequently the first and most cost-effective step.

How do I know if it's a cosmetic crack or a structural one?

Hairline cracks in drywall are common, but cracks that widen, run diagonally from door and window corners, or come with sticking doors point to movement. An inspection with elevation measurements settles the question.
